HPD violations lookup and NYC building report

One address, one report: open HPD violations by class, the owner and managing agent on the HPD registration, whether the building is on the rent-stabilized list, and this year’s renewal increase — downloadable as a PDF, with a repair request letter addressed to the registered agent.

Your browser asks NYC’s GeoSearch and NYC Open Data directly — the address never reaches SealForms.

HPD violation classes and how long the owner has to fix them

HPD inspectors issue violations of the Housing Maintenance Code in three hazard classes; orders to repair or vacate appear as class I. The correction period runs from service of the notice of violation — the time the owner has before civil penalties apply if HPD goes to Housing Court.

Rent stabilized NYC: what the building list can and cannot tell you

Each year the Rent Guidelines Board publishes, by borough, the buildings whose owners registered at least one rent-stabilized unit with HCR. The 2024 lists have 47,278 tax lots; the report matches yours by borough, block and lot, and shows the notes the list carries (421-a or J-51 tax benefit, co-op/condo status, rooming house…). A building on the list may still have deregulated apartments — before June 14, 2019 an apartment could leave stabilization once its rent passed a threshold ($2,000 to $2,774.76 depending on when the tenant moved in) — and a building that is not on it may still contain stabilized units if the owner did not register. The RGB’s general rule of thumb: 6 or more units, built before 1974 (or with 421-a/J-51 benefits), not a co-op or condo.

Market-rate apartments are not covered by these orders. If the Good Cause Eviction Law covers yours, an increase above the local rent standard — 8.38% as of May 4, 2026 — can be found unreasonable; the rent increase calculator works out the maximum and the 30/60/90-day notice for both cases.

Frequently asked questions

How do I look up HPD violations for a building?

Type the address above. The report asks NYC Open Data for the building’s open Housing Maintenance Code violations, counts them by class — A non-hazardous, B hazardous, C immediately hazardous, I orders — and lists the most recent ones with the apartment and inspection date. HPD updates the violation data daily. An open violation may already be fixed but not yet certified to HPD.

Is my apartment rent stabilized?

The report checks whether the building is on the 2024 list of buildings with rent-stabilized units that the Rent Guidelines Board publishes from NYS Homes and Community Renewal (HCR) registrations. The list does not say which apartments are stabilized, and buildings that registered late are missing. In general, stabilized buildings have 6 or more units, were built before 1974 (or get 421-a/J-51 tax benefits) and are not co-ops or condos. The only way to know for your unit is to ask HCR — the same online form gives the apartment’s rent history.

Who owns my building in NYC?

Owners of buildings with 3 or more units must register with HPD every year and name a managing agent. The report shows the owner, managing agent and site manager on the building’s latest HPD registration, with their business address, so you know where to send a repair request or any formal notice.

How much can my rent-stabilized rent go up in 2026–27?

Rent Guidelines Board Order #58: 0% for a one-year and 0% for a two-year renewal lease starting October 1, 2026 through September 30, 2027. Leases that started October 1, 2025 – September 30, 2026 renewed at 3% and 4.5% (Order #57). The order that applies is the one in force on the date the new lease starts. The landlord must offer the renewal 90 to 150 days before the current lease ends, and you have 60 days to accept.

How long does a landlord have to fix an HPD violation?

From service of the notice of violation, HPD gives 90 days for class A, 30 days for class B, and for class C 24 hours in general, 21 days for lead-based paint, window guards, mold and pests, and 14 days for self-closing doors. Heat and hot water have no grace period. HPD advises tenants to contact the owner first and, if there is no response, to file a complaint with 311.

Is my address stored?

No. Your browser sends the address straight to NYC’s GeoSearch and NYC Open Data. From SealForms it only loads the rent-stabilized list of the borough, and nothing is stored. Your name and apartment for the repair letter stay on your device.
