Signing and sending for signature

You can type or draw a signature right on the form. Drawn signatures ship inside the PDF; the Word file keeps the signature line blank.

"Send to the other party to sign" creates a link that carries the document inside the link itself — nothing is stored on our servers, so anyone you give the link to can open it. Send it by email or chat; the other party's details are locked, they add their signature on their own device and can send it back the same way.

When at least one party has signed, the PDF and Word file end with a signature certificate: who signed, when, and a SHA-256 fingerprint of the text. If there's ever a doubt about whether a copy was altered, recompute the fingerprint on the verify page — it runs in your browser too.

Honest limits: the fingerprint proves the text wasn't altered, not who signed. This is not a qualified or certified electronic signature — SealForms doesn't verify identities or keep audit logs, and some documents (wills, certain deeds) need wet ink, witnesses or a notary. More on what it proves →

Saving & privacy

Where your documents live

• Auto-save. Everything you type is saved automatically in this browser — only on your device. Close the tab, come back, and your entries are still there.
• My documents. Click "Save to My documents" on any generator to keep a named snapshot. From My documents you can reopen, duplicate, rename or delete it; each save keeps the previous version (up to 20), and you can restore or compare versions.
• Moving devices. Because there's no account, use "Export JSON backup" on My documents and import the file on the other device.
• Contacts. The contact book is local too — reuse names and addresses across documents without retyping them.
• Nothing is uploaded. The form and the live document run entirely in your browser. We never see the names, addresses or amounts you type. See the privacy policy.

State rules & sources

Where the legal figures come from

Deposit caps, notice periods, notarization and witness rules come from state statutes and established legal references, cited on each form so you can verify them. Every figure follows the same process:

1. Primary source first — the statute or official agency page, with the citation recorded next to the figure.
2. Cross-checked against at least one other authoritative reference before it goes live.
3. Dated — every dataset shows the "as of" year it reflects, and updates cover all 51 jurisdictions at once.
4. Comparisons are computed, not written — rankings and medians are calculated from the dataset at build time.
